How is it possible to finance a house rather cheap?

Ok, this is starting to get rather confusing. I am looking to buy a cheap house in a neighborhood is amazing. The house I am interested in purchasing less than $ 50,000. My credit did not qualify for a bad credit loan, but no want to finance for such a small amount. I'm definitely trying to live within my means and do not necessarily want to buy a home of greater value because I can do so. Does anyone have any idea where I can finance a house even though my credit is tarnished (but get fixed because of the multiple discrepancies)? I know there are different requirements depending on the state. My state is PA, and I'm home buyer first.

Yes, of course, theres a way! sounds like banks and mortgage companies that are in contact with are simply not correct. If you have tarnished credit there are still tons of places out there willing to lend the money, some may want a down payment or minimum payment – but sometimes there are ways to work around that, you just have to get in touch the right people. It makes no sense at all that would be willing to pay more – but not less. So that leads me to believe that possibley want to buy this house needs work? If that is the case, then you may have more luck looking for a loan either to government such as 203k eligibility and, if not perhaps a loan to investors (track Google search for hard currency in your area.) you might want to try at 1-800-825-4549 or 1-888-685-5885 national priority at or 813-473-4702. from my experience none of these places have a minimum they are provided, but some of it depends on the house. If your credit is so bad, you can bid a small payment. If in a couple of months that have exhausted their resources – you may need to work on getting your credit repaired.! here is a site worth seeing if that is the case: http://www.ftc.gov/bcp/conline/pubs/credit/repair.shtm. good luck
