credit Rating – any thoughts – banks are also consolidating the line of credit to a mortgage with the same bank?

I made my Equifax score and said I was right at the point of risk. That is because they have way too many ways that credit can be used. All of them are financing purchases last. I have a bad observation of non-payment 1 day 30 (which by all accounts was 40% to 60% my fault creditors. Anyway I have no any other existing debt to any credit card companies I have used in the past. I want to get a new mortgage for the purchase of second homes and plans terminatimg all but a credit line of $ 20,000 and a Visa card with a limit of $ 2,500. With the exception of a missed 30 days of payment, everything else is good. My spouse and I can easily make the payments on the new mortgage. Is that a payment will not affect us getting a mortgage. (Your credit history is impeccable) My credit score was not great, because all available credit could use, but with everything finished and only the line of credit and a credit card visas that are within our financial means to make a new purchase home.

They seem to have a clear goal (buying a house through a second mortgage secondary residences). Banks are constantly changing their guidelines, but it sounds that will be able to get your loan, always gets a 20-25% downward. Where appropriate, it is more about "loan to value" (which is 80% if it gets 20-below, 75% if you put 25% down … lower is better from the perspective of bank) than it is about any specific topic that is on your credit report. It also sounds like you are making efforts to clean up your available credit. That is also very important.
